It’s real estate’s most famous mantra: location! location! location! 

You understand it too. You know that a house in a particular location can be worth more or less than a similar home in another location. Sometimes the line can be as slim as crossing the road.

But why is that? Surely if you buy any Markham house for sale, the location shouldn’t really be any different from any other location in Markham, right? 

Well, yes and no. While all of Markham is a desirable place to buy a home, there are certain neighbourhoods that are more in-demand than others. So let’s take a look at some of the reasons why location is important when buying a home.

Believe it or not, the importance of any location you choose depends in large part on you. For example, if you have young children, the locations you would prefer are likely different than if you are single or don’t have children.

The following are among the most common reasons why one location is more popular than another.

  1. Schools – Parents are more involved in the children’s education than ever. Schools are regularly rated by institutions and popular reviews. The desire to live near schools that are best suited for children will often be the main driver in the location many families choose. 
  2. Commuting TIme – Whether you’re single, married, parents or empty-nesters, you want to make your commute as quick and easy as possible. It gives you more time for other things in your life and reduces a source of stress, and many people find homes near public transit and/or highways more desirable for those reasons. 
  3. Amenities – We can underline the importance of nearby amenities with a question. Let’s say you were thinking about buying one of two very similar homes.

    One home is within a five-minute drive to a recreation centre, with nearby nature trails; a library; shopping; great restaurants, and the best grocery store in town. But the other home is twice as far from all of those amenities.

    Which one would you choose?

    This can underline how location can work differently for different people. While you might expect that most people would want to be near the amenities, some people might prefer to be away from the action, in quieter, more out of the way locations.
